For Complete Commercial Property Inspections (PCA)

  • Same inspection type and full PCA scope (entire building/site, not component-only).
  • Scope aligned with ASTM E2018 style PCAs or equivalent methodology.
  • Comparable technology (thermal imaging, moisture meters, elevation/deflection tools when included in our proposal).
  • Equal or greater Google ★★★★★ review count and overall rating.
  • Equal or greater years of commercial inspection experience.
  • Active website detailing services, team credentials, and sample deliverables.
  • General liability insurance of at least $1,000,000.
  • Relevant credentials (e.g., ICC Building Code Inspector or demonstrable equivalent commercial credentials; PE involvement where advertised).
  • If our proposal includes a foundation elevation survey with deflection & tilt analysis and a CAD drawing, competitor’s proposal must include the same.

For Commercial Mold Inspections

  • Same property address and same sampling plan (number/type of samples, indoor vs. outdoor controls).
  • Processed by an accredited laboratory with written report and interpretation.
  • Equal or greater TDLR-licensed Mold Assessment professional performing or supervising the assessment.
  • Comparable instruments/protocols (e.g., calibrated pumps, spore traps, moisture mapping).
  • Equal or greater Google reviews and years of IAQ/mold experience.

If a competitor meets every applicable criterion and offers the same scope for less, we’ll match it.

How to Claim the Guarantee

  1. Email us the competitor’s written quote for the same property address at least 24 hours before your scheduled inspection.
  2. Include a recent sample report matching the service type (PCA or mold) to verify quality and scope.
  3. Provide links to the competitor’s website and public Google reviews.
  4. We’ll verify scope, technology, credentials, experience, and reputation — then confirm your matched price.

Eligibility

  • Competitor must be certified, licensed, and insured in Texas, and based in the Greater Houston area.
  • Applies only to complete commercial property inspections (PCA) and commercial mold inspections. Residential home inspections are excluded on this page.
  • Competitor must maintain a professional website, carry at least $1,000,000 general liability insurance, and demonstrate equal or greater Google ★★★★★ reviews and years of relevant experience.
  • Credentials must be relevant to the service advertised: for PCAs, ICC building code credentials or equivalent commercial inspection credentials (or PE involvement where the competitor advertises it); for mold, an active TDLR mold assessment license.

Scope & Technology

  • Inspection scope must match Imperial Pro’s offering. If our PCA proposal includes a foundation elevation survey with deflection & tilt analysis and a CAD drawing, the competitor’s proposal must include the same.
  • For mold, the sampling plan (number/type of samples, controls), instruments, and lab reporting must be comparable.
  • Comparable technology must be used (e.g., thermal imaging, moisture mapping, calibrated pumps, advanced diagnostic tools as applicable).

Proof & Timing

  • Provide the competitor’s written quote for the same property address at least 24 hours before your scheduled inspection.
  • Provide a recent sample report (PCA or mold) for quality verification.
  • Include links to the competitor’s website and public Google reviews.

Limitations

  • Excludes limited-scope work (e.g., roof-only, HVAC-only, re-inspections), draw/progress inspections, emergency same-day requests, consulting-only engagements, add-ons, travel/mileage, rush fees, and other non-inspection charges.
  • Not valid if the inspection is canceled or rescheduled for a different property address.
  • Imperial Pro may decline to match a quote that is not truly comparable, is unreasonably low, or otherwise fails to meet these conditions.
  • Imperial Pro reserves the right to refuse service to any person or entity at any time, consistent with applicable law.
