Mold doesn't wait.
Neither should you.
Licensed commercial mold assessments and indoor air quality testing for Houston's offices, warehouses, retail centers, multifamily, and medical properties — and across San Antonio, Austin, and DFW. We find the source. We document the exposure. We give you the data to act on it. We don't sell remediation.

By the time you
can see it, it's already
a bigger problem.
Houston's Gulf Coast climate — high humidity, heavy rainfall, and buildings that cycle through heating and cooling constantly — creates ideal conditions for moisture intrusion and mold growth behind walls, above ceilings, and inside ductwork that nobody sees until someone starts complaining.
In commercial properties, that complaint usually comes from a tenant. And once a tenant raises a mold or air quality concern, the liability clock starts ticking. A documented, independent mold assessment by a TDLR-licensed consultant is the only thing that protects a property owner or manager in that conversation.
Imperial Pro doesn't just hand you an air sampling report and walk away. We find the source — the roof penetration, the HVAC condensate line, the envelope failure, the plumbing leak behind the drywall — and document it with the specificity that actually gets the problem fixed and keeps you protected.
When You Need a Commercial Mold Assessment
Tenant Complaints
Musty odors, unexplained health symptoms, or air quality concerns from tenants or employees — document it before it becomes a lease dispute or liability claim
Acquisition Due Diligence
Water staining, prior flood events, or HVAC concerns in a property you're acquiring — know exactly what you're buying before you close
Water Intrusion Event
Roof leak, plumbing break, flood, or HVAC condensate failure — assess for mold before it becomes a remediation project ten times the cost
Lease Disputes & Documentation
Tenant claiming mold caused by landlord negligence, or a landlord needing to document pre-occupancy condition — independent licensed documentation settles the argument
Lender or Insurance Requirement
Financing or insurance renewal requiring mold documentation, or an insurance claim that needs an independent assessment to support the submission
Post-Remediation Clearance
Verifying that remediation work was completed correctly — clearance testing and a formal clearance report by an independent licensed MAC
We tell you exactly
what's happening. And why.
Most clients don't know what service they need — and that's fine. That's our job. We assess the situation, recommend the right scope, and deliver findings you can actually act on. No upselling. No remediation referrals. Just independent data.
Licensed Commercial
Mold Assessment
The foundation of everything we do. A TDLR-licensed, source-focused visual assessment of your commercial building — moisture mapping, thermal imaging, HVAC and envelope evaluation, and targeted sampling when it adds decision value. We go where the moisture is, not just where the mold is visible.
Indoor Air Quality Testing
Airborne spore sampling for occupied suites, shared areas, and spaces where visible mold is absent but occupant complaints or prior water events suggest elevated airborne exposure. We collect indoor samples alongside an outdoor control for accurate comparison. Lab analysis through an accredited independent laboratory — results with a plain-language interpretation, not just raw numbers.
Surface & Bulk Sampling
Tape-lift, swab, or bulk sampling when visible growth needs to be identified by species, or when documentation for insurance, legal, or lender purposes requires laboratory confirmation of mold type and concentration. Every sample follows proper chain-of-custody to an accredited lab.
Clearance Testing & Verification
Independent post-remediation verification sampling and a formal clearance report. Essential when a lender, insurance carrier, tenant, or attorney requires documented proof that remediation was completed to standard. We coordinate with a TDLR-licensed MAC for formal clearance documentation where required by Texas law.
Thermal Imaging & Moisture Mapping
Infrared thermal scanning to locate hidden moisture behind walls, above ceilings, and in HVAC components without destructive investigation. Particularly valuable for identifying the source of roof leaks, envelope failures, and HVAC condensate issues that aren't visible to the naked eye.
Acquisition Mold Assessment
Mold and moisture evaluation as a standalone component of or supplement to your commercial PCA. Identify moisture intrusion history, active mold conditions, and HVAC-related humidity issues before they become your capital problem after closing. Coordinated with our full ASTM E2018 PCA scope for a single-visit solution.
Portfolio & Multi-Site Assessments
Mold and IAQ assessments across multiple buildings, campuses, or locations — consolidated reporting and prioritized action lists for regional property managers and asset owners. Scheduled for minimal tenant disruption, with after-hours availability when needed across Houston, San Antonio, Austin, and DFW.
Houston doesn't just
have a mold problem.
It has a moisture problem.
Every mold issue in a commercial building is a moisture issue first. And no major Texas market has more persistent, complex moisture challenges than Houston. High ambient humidity that never fully drops, Gulf Coast rainfall events, buildings cycling between aggressive air conditioning and exterior heat, and flat roof systems that accumulate standing water — all of it feeds moisture into commercial buildings at every level.
Most mold companies respond to visible symptoms. Imperial Pro goes to the source — the roof penetration, the HVAC condensate drain, the parapet wall failure, the foundation grade issue — because treating visible mold without eliminating its source means the same problem returns six months later at twice the cost.
San Antonio, Austin, and DFW face similar Gulf Coast and Central Texas moisture dynamics. We serve all four markets with the same depth of investigation and the same standard of documentation.

Investors & Buyers
Acquisition mold assessments that identify moisture history, active conditions, and HVAC-related risks before they become your problem after closing.

Attorneys & Lenders
Licensed, chain-of-custody documentation that holds up in mediation, litigation, insurance claims, and financing transactions.
We don't sell
remediation. That's the
whole point.
In Texas, a TDLR-licensed Mold Assessment Consultant (MAC) is legally prohibited from also performing remediation on the same property. That separation exists for a reason — it eliminates the financial incentive to find more mold than actually exists.
Imperial Pro is exclusively a mold assessment and inspection firm. We don't refer remediation contractors for compensation. We don't have a remediation division. We have no financial relationship with any company that would profit from our findings.
That independence is why our reports hold up with insurance carriers, attorneys, lenders, and courts. And it's why our clients come back — because our findings reflect what's actually there, documented to a standard that protects everyone who relies on it.
TDLR-Licensed Mold Assessment Consultant
TDLR #MAT1401. Licensed by the Texas Department of Licensing and Regulation to perform commercial and residential mold assessments, write remediation protocols, and issue clearance certificates — the full scope of what Texas law requires.
Accredited Independent Laboratory
All air, surface, and bulk samples are analyzed by an independent accredited laboratory with full chain-of-custody documentation. Results are interpreted and summarized in plain language — not handed to you as raw data to figure out yourself.
Source-First Approach
We don't start with sampling. We start with investigation — moisture mapping, thermal imaging, HVAC review, and building envelope evaluation. Sampling confirms what investigation suggests. It never replaces it.
Reports That Hold Up
Documentation formatted for the people who need to use it — property managers, attorneys, insurance adjusters, lenders, and remediation contractors who need to know exactly what to fix and where.
