In Texas, a TDLR-licensed Mold Assessment Consultant (MAC) is legally prohibited from also performing remediation on the same property. That separation exists for a reason — it eliminates the financial incentive to find more mold than actually exists.

Imperial Pro is exclusively a mold assessment and inspection firm. We don't refer remediation contractors for compensation. We don't have a remediation division. We have no financial relationship with any company that would profit from our findings.

A mold assessment is a licensed visual investigation — moisture mapping, thermal imaging, HVAC review, and building envelope evaluation — performed by a TDLR-licensed Mold Assessment Consultant. A mold test (air sampling, surface swab, or bulk sample) is laboratory analysis of collected samples. Testing is a tool used within an assessment — not a substitute for it. We always start with investigation. Sampling is deployed when it adds decision value, not as a default.
Under Texas law (Chapter 1958 of the Texas Occupations Code), a licensed Mold Assessment Consultant (MAC) must perform a mold assessment and write a remediation protocol before a licensed Mold Remediation Contractor (MRC) can begin remediation on qualifying commercial projects. The MAC and MRC cannot be the same entity. If you call a remediation company first, you're either skipping a required step or working with a company that is operating outside the law. Start with an independent assessment — it protects you legally and ensures remediation is scoped correctly.
Contact an independent licensed mold assessment consultant immediately — before any remediation work is performed and before the tenant takes further action. The assessment creates the legal and factual record of what existed, what the source was, and what the appropriate response is. If remediation is needed, the assessment defines the scope. If the claim is unfounded, the documentation protects you. Either way, acting quickly with a licensed independent consultant is the right first move.

If remediation is warranted, the report contains the information a licensed remediation contractor needs to scope and price the work correctly.
Our assessments are primarily non-invasive. We coordinate access with property management, work around occupied spaces, and can conduct after-hours assessments for time-sensitive or operationally sensitive properties. Roof access or ceiling investigation may be required for source identification. We provide COI documentation upon request and can work within standard commercial building access protocols.
