Square Footage
The single biggest driver. More area means more systems, more time on-site, and more documentation. Fee scales are not linear — larger buildings often see a lower per-square-foot rate as fixed costs spread across more area.
Property Type & Complexity
A single-tenant warehouse with open floor plates is faster to evaluate than a multi-tenant medical office with dozens of HVAC systems, plumbing fixtures, and demising walls. Type determines base multiplier.
Building Age
Older buildings require more thorough documentation of aging components, deferred maintenance, and legacy systems. Pre-code buildings and historic structures add scope by nature — not by choice.
Number of Tenants / Units
More tenants means more panels, more HVAC systems, more plumbing fixtures, more demising walls. For multifamily, ASTM E2018 calls for representative sampling — not every unit — which keeps the fee proportionate.
Location & Travel
Properties within Greater Houston, San Antonio, Austin, and DFW are priced at our standard Texaplex rates. Secondary markets outside these areas may carry a modest travel supplement, discussed at proposal stage.
Report Depth & Scope
Standard ASTM E2018 scope covers all baseline systems. Lender-specific report formats, enhanced CAPEX tables, or add-on sub-scopes like mold, foundation surveys, or sewer scopes adjust the fee accordingly.
