Imperial Pro vs. Typical Engineering Firm / National PCA Company

Multifamily sampling note: This estimate is based on representative unit sampling per ASTM E2018 — typically 10–20% of units depending on building size and unit homogeneity. A full unit-by-unit inspection of every apartment is not feasible within a standard PCA scope and fee. If your transaction requires full unit access, contact us to discuss a custom scope.

Pricing Factors

What drives commercial
inspection pricing

Six variables determine where your PCA fee lands. Knowing them helps you understand the estimate and compare any proposal you receive.

Square Footage

The single biggest driver. More area means more systems, more time on-site, and more documentation. Fee scales are not linear — larger buildings often see a lower per-square-foot rate as fixed costs spread across more area.

🏢

Property Type & Complexity

A single-tenant warehouse with open floor plates is faster to evaluate than a multi-tenant medical office with dozens of HVAC systems, plumbing fixtures, and demising walls. Type determines base multiplier.

📅

Building Age

Older buildings require more thorough documentation of aging components, deferred maintenance, and legacy systems. Pre-code buildings and historic structures add scope by nature — not by choice.

🏘️

Number of Tenants / Units

More tenants means more panels, more HVAC systems, more plumbing fixtures, more demising walls. For multifamily, ASTM E2018 calls for representative sampling — not every unit — which keeps the fee proportionate.

📍

Location & Travel

Properties within Greater Houston, San Antonio, Austin, and DFW are priced at our standard Texaplex rates. Secondary markets outside these areas may carry a modest travel supplement, discussed at proposal stage.

📋

Report Depth & Scope

Standard ASTM E2018 scope covers all baseline systems. Lender-specific report formats, enhanced CAPEX tables, or add-on sub-scopes like mold, foundation surveys, or sewer scopes adjust the fee accordingly.

Lender & Financing Requirements

PCA reports built for
lender requirements

Imperial Pro's ASTM E2018 PCAs are structured to meet lender requirements for SBA 7(a), SBA 504, CMBS, conventional commercial financing, and institutional due diligence. If your transaction has a financing component, your lender will likely require a PCA — and the report format matters.

Our reports include EPCs, ERUL assessments, and CAPEX projection tables in formats compatible with lender review. We've supported borrowers, brokers, and asset managers through financing due diligence across Greater Houston and the Texaplex.

If your lender has a specific report format requirement, tell us at proposal stage and we'll confirm compatibility before you engage us.

Houston, TX Commercial Inspection Cost

$950 – $11,500+ · Primary Market

Greater Houston is Imperial Pro's primary market — Sugar Land, Katy, Richmond, The Woodlands, Pearland, Pasadena, and all Harris, Fort Bend, Brazoria, and Montgomery County submarkets. Houston's competitive independent inspector market and Imperial Pro's home-base advantage means the fastest scheduling and our most competitive fees. Houston commercial inspection pricing starts at $950 for small properties and scales with square footage and building type. Houston's Gulf Coast humidity and expansive clay soils make mold assessment and foundation surveys common add-ons for pre-acquisition due diligence.

San Antonio, TX Commercial Inspection Cost

$950 – $11,500+ · Texaplex Market

Full ASTM E2018 PCA scope across San Antonio, New Braunfels, Schertz, Cibolo, Boerne, and the broader Bexar County commercial market. San Antonio's industrial growth along I-35 and the Medical Center corridor drives consistent commercial inspection demand from buyers, investors, and lenders. Pricing matches our standard Texaplex rates — same scope, same turnaround, same report quality as Houston engagements.

Austin, TX Commercial Inspection Cost

$950 – $11,500+ · Texaplex Market

Commercial PCAs across Austin, Round Rock, Cedar Park, Georgetown, Kyle, Buda, and the full Travis and Williamson County market. Austin's compressed deal timelines make our 48–72 hour report turnaround especially valuable. Industrial, tech campus, retail, and multifamily acquisitions along the I-35 corridor and SH-130 are common engagement types. Pricing at standard Texaplex rates.

Dallas–Fort Worth, TX Commercial Inspection Cost

$950 – $11,500+ · Texaplex Market

DFW is the largest commercial real estate market in Texas. Imperial Pro serves the full metroplex — Dallas, Fort Worth, Plano, Frisco, McKinney, Irving, Arlington, Denton, and all Collin, Dallas, and Tarrant County submarkets. Industrial and logistics assets along the Alliance Corridor, Legacy Business Park, and I-35 are frequent engagement drivers. Standard Texaplex pricing, same ASTM E2018 scope and report quality across all DFW markets.

Pricing FAQ

Your pricing
questions answered

The most common questions before someone submits a proposal request — answered directly. Every proposal is custom; this is the context that helps you understand the estimate.

Commercial PCA fees in Texas typically range from $1,100 to $9,500+ for standard ASTM E2018 scope, depending on property type, square footage, building age, and location. Small properties under 5,000 sq ft start around $1,100–$1,600 for warehouse/industrial and $1,600–$2,200 for medical/special use. Large assets over 100,000 sq ft range from $6,200 to $13,500 with Imperial Pro, versus $8,000 to $17,000+ with national engineering firms.
No. Multifamily PCA pricing is based on representative unit sampling per ASTM E2018 guidelines — typically 10–20% of units depending on building size and unit homogeneity. Inspecting every apartment in a 50- or 100-unit building is not feasible within a standard PCA scope and fee — and isn't what the ASTM standard calls for. If your transaction requires full unit-by-unit access, contact us to discuss a custom scope and fee structure.
Imperial Pro is a TREC-licensed independent inspection firm — not a national engineering company with corporate overhead, large staff, and billing multipliers. Our inspectors are owner-operators whose businesses depend on their reputation, not a salary from a firm that assigns whoever is available. The result: ASTM-compliant, high-quality PCAs at rates typically 25–40% below engineering firm pricing for the same scope. We also include drone roof survey and infrared thermal imaging in our base fee — services many engineering firms charge extra for.
Yes. Imperial Pro's ASTM E2018 PCAs are structured to meet lender requirements for SBA 7(a), SBA 504, CMBS, conventional commercial financing, and institutional due diligence. Our reports include EPCs, ERUL assessments, and CAPEX projections in formats compatible with lender review. If your lender has a specific format requirement, tell us at proposal stage and we'll confirm compatibility.
Imperial Pro's base PCA fee does not include mold testing or air sampling, foundation elevation surveys (ZIPLEVEL®), sewer scope inspection, WDI/termite inspection, Phase I or II environmental assessments, ADA compliance audits, elevator engineering, or specialty structural/MEP engineering sub-scopes. These are available as add-ons — individually or bundled at a reduced combined rate. Drone roof survey and infrared thermal imaging are included in the base fee.
Yes. Portfolio clients with multiple properties receive volume-based pricing with consistent methodology, unified reporting format, and statewide Texaplex coverage. Contact us with your portfolio details — property count, types, locations, and your timeline — for a custom multi-property proposal.
The estimator provides a planning-level range to help you budget before requesting a formal proposal. Actual pricing is confirmed in writing on a per-project basis after reviewing property details, access conditions, and any custom scope requirements. We respond with a firm quote within 24 hours of your proposal request.
Absolutely. Just give us the property address, approximate size, type, and your goal. We'll pull county records, review what's available, and respond with a scope and fee range before you commit to anything. Getting started costs nothing.
On-site time varies from 2–4 hours for smaller properties to a full day for large or complex assets. Standard reports are delivered within 48–72 hours of the site visit. If you have a transaction deadline, note it in your proposal request and we'll confirm our ability to meet your timeline before accepting the assignment.
